It is the room that gets the most use, has the biggest impact on how your home feels day to day, and adds real value if you ever sell. But it is also the project where we see the most avoidable mistakes — usually because homeowners jump into demolition before thinking through the details.
Here is what we have learned from doing kitchen renovations across the Pittsburgh area, and what you should be thinking about before you start swinging a hammer.
Most people start a kitchen remodel by picking out cabinets and countertops. That is backwards. The layout is what determines whether your kitchen actually works better than it did before — or just looks different.
Think about how you use the space right now:
Sometimes the best remodel keeps the same general footprint but makes smart adjustments — moving the sink a few feet, adding an island where there was dead space, or opening up a wall to connect the kitchen to the dining area. Other times the whole layout needs to change. Either way, start with function before you start shopping for tile.
A lot of the homes in our area were built in the 1940s through 1970s. They have their charm, but they also have quirks that affect renovation work:
None of these are deal-breakers, but they need to be identified early so they do not blow up your timeline or budget mid-project. A good contractor will flag these during the planning phase, not after demo day.
This is where a big chunk of the budget goes, so it is worth understanding your options.
Stock cabinets are pre-built in standard sizes. They are the most affordable option and work well if your kitchen dimensions line up with standard sizing. Lead times are short — usually a few weeks.
Semi-custom cabinets start with a standard box but let you modify dimensions, finishes, and interior accessories. This is the sweet spot for most remodels. You get flexibility without the cost of fully custom work.
Custom cabinets are built from scratch to your exact specifications. They make sense when you have unusual dimensions, want a very specific style, or need to maximize every inch of a tight space. Lead times can be 8 to 12 weeks or more.
Regardless of which route you go, make sure the cabinet order is placed early. Cabinets are almost always the longest lead-time item in a kitchen remodel, and waiting on them is the most common reason projects stall.
Quartz is the most popular countertop material we install right now, and for good reason — it is durable, low maintenance, and comes in a huge range of colors and patterns. It does not need sealing like granite does.
Granite is still a solid choice if you prefer the look of natural stone. Just know that it needs periodic sealing and can chip or crack if something heavy hits it at the wrong angle.
Butcher block works well for islands or secondary prep areas. It adds warmth and character but requires more maintenance — oiling, sanding out cuts and stains.
Laminate has come a long way and is a perfectly reasonable choice if budget is a priority. Modern laminate looks much better than it did 20 years ago and holds up well for everyday use.
A kitchen remodel is the best time to address things behind the walls that you would never tear into otherwise:
These are not glamorous line items, but skipping them means you will be living with outdated systems behind brand new finishes.
For a full gut renovation — new layout, cabinets, countertops, flooring, lighting, plumbing, and electrical — expect 6 to 10 weeks of active construction after materials arrive. Simpler cosmetic updates like refacing cabinets, new countertops, and a backsplash can be done in 2 to 3 weeks.
The biggest variable is material lead times. If you order cabinets and countertops before demo starts, the project moves much faster. If you wait until the kitchen is torn apart to start making selections, you will be without a kitchen a lot longer than necessary.
The best time to start planning a kitchen remodel is a few months before you want construction to begin. That gives you time to work through design, select materials, get permits if needed, and let your contractor schedule the work.
